Fixed price or cost-plus? Choosing a contract

The type of contract you sign affects your budget as much as the finishes you choose.

Cost-plus

You pay the actual cost of labour and materials plus a fee. It is flexible, but the final number is unknown until the end.

Fixed price

You agree a price for a defined scope before work starts. Changes are priced separately, in writing, before they happen.

Fixed price puts the risk of our own inefficiency on us, where it belongs.

What makes fixed price work

Detailed drawings and a clear finish schedule. The more decided up front, the fewer surprises later.
